How TrackCRE turns public records into an actionable radar

TrackCRE connects debt, property, ownership, location, and resident signals so acquisition teams can review the most consequential changes first.

What the product does

TrackCRE discovers multifamily collateral through public loan filings, connects properties to their loans, tracks remittance changes, and ranks opportunities by rule-based distress signals. Property pages add ownership records, property values, map locations, photos, ratings, and summarized resident concerns when those records are available.

Understanding the labels

ALERT

A high-conviction distress condition, such as six or more months of payment staleness or a value decline of at least 30% from securitization.

WATCH

A loan transferred to special servicing within the last 18 months or carrying a non-current payment status.

MONITOR

A loan with maturity within 24 months but without a stronger ALERT or WATCH condition.

CLEAR

No current rule-based distress condition was identified from the available sources.

Every label includes its reason so analysts can review the underlying evidence.

Coverage and counties

The County coverage panel shows how many tracked properties sit in each priority county, how many have an owner match, when enrichment last ran, and whether the public county record is live, pending, or temporarily unreachable. County record systems differ, so owner and value coverage can vary even when loan coverage is strong.

Refresh timing

Loan filing ingestion runs daily and checks recent plus historical filings. Property enrichment follows the filing pass, while county records are revisited during enrichment runs and temporary outages are retried. Labels are recomputed after new loan and property information is stored.

The latest ALERT and WATCH properties are free to browse, with photos and property details, and available as a JSON API.
