TrackCRE covers CMBS and FHA-insured multifamily debt today. Bank balance-sheet lending is not yet covered loan by loan, and other agency coverage is not comprehensive.

CMBS

Yes. This is the deepest current loan-level coverage.

Agency

FHA-insured multifamily is covered. Ginnie support is partial. Other agency lending is not comprehensive.

Bank

No comprehensive loan-level bank balance-sheet coverage today.

Coverage by lending channel

CMBS multifamily

Covered

Loan-level securitized filings, monthly performance history, servicing status, collateral links, and rule-based distress signals.

FHA-insured multifamily

Covered

HUD-insured multifamily project records, including available project, unit, delinquency, and inspection information. In-scope loans are 150 units or more, plus smaller FHA loans already linked to a tracked property.

Ginnie Mae multifamily

Partial

The product supports Ginnie Mae disclosure data used with HUD project records. Coverage depends on available monthly disclosures and a verified project match.

Other agency lending

Not currently covered

Fannie Mae and Freddie Mac multifamily loans are not currently presented as comprehensive loan-level coverage.

Bank balance-sheet loans

Not currently covered

TrackCRE does not publish a comprehensive loan-by-loan bank balance-sheet dataset. A property may still appear through covered debt records or public property and ownership evidence.

Geography

Texas is live today. County ownership and value coverage varies with reliable public-record access. Additional Sunbelt markets are on the coverage roadmap, but TrackCRE does not present roadmap markets as live coverage.

Public feed boundary

The free browser feed, public JSON API, and public PDF include CMBS ALERT and WATCH records only. FHA and other agency records remain inside the authenticated product while redistribution is reviewed.
